CELEBRATING MILESTONES: CHIMNEY WALK REACHES PRACTICAL COMPLETION

An important milestone has been achieved today, as the third and final building at Chimney Walk reaches Practical Completion. Chimney Walk, comprising three state-of-the-art commercial buildings, is the fourth and latest phase to complete at Sugar House Island.

The occasion marks the end of construction, and successful realisation of 220,000 sq ft of offices, and 20,000 sq ft of ground floor retail and leisure amenity space, earmarked for independent businesses and retailers. The fully pedestrianised public realm which surrounds the buildings will stage a programme of events and activations.

Sustainable Design

The buildings have been meticulously designed to prioritize sustainability, striving not only for reduced carbon footprints but also low running costs for businesses. From the initial planning stages to the final touches, every aspect of the buildings has been considered with an environmentally conscious mindset. The three buildings are currently undergoing BREAAM certification and are expected to receive ‘Excellent’ status, already having achieved EPC rating A.

Ecological Enhancements

A series of environmental interventions have been woven into the design of the structures, terraces and public realm to enhance the ecology of the area. The Chimneys, thought to date back to the late nineteenth century, were carefully dismantled when work on site began and then rebuilt using the original bricks incorporating swift boxes. Bird and bat boxes have also been incorporated into the facades of the three buildings providing shelter and protection for nesting animals. At The Ink House, a large green roof has been planted with wildflowers and ephemeral pools to encourage biodiversity, with the Island’s first beehive and bee hotels due to arrive this spring.

Exceptional Building Amenities

The offices at Chimney Walk occupy a prime High Street position, offering a plethora of exclusive features including private and communal roof terraces, with views of Stratford, the City and Canary Wharf. The 250-space cycle hub provides safe cycle storage as well as shower and changing facilities for the health-conscious commuter.  Each of the buildings has an elegantly styled lobby at ground floor level, and occupiers will get access to the UK’s first Vastint Lounge; an exclusive space for tenants featuring a 60-seater events space and bookable meeting rooms and bar area.  

The completion of Chimney Walk marks the beginning of a new chapter for Sugar House Island. The stage is set for the area to become a bustling centre of innovation, creativity and community, contributing to the ongoing transformation of London’s East End.
