As we enter the new year, progress continues on our largest phase of commercial and latest residential phase with imminent improvements to the Islands connectivity.
MU2 comprises three office buildings set along Stratford High Street (MU2.1, MU2.2 & MU2.3). At pedestrian level the buildings will provide a number of retail, café and restaurant spaces, with the upper floors offering approximately 27,000m2 of office space.
Construction of MU2 started in late 2020, and good progress is being made. The installation of the pre-cast structure of buildings MU2.1 and MU2.3 is progressing well, with MU2.1 built up to level 4 and MU2.3 up to level 3. Where the structure is complete, windows are being installed and the building made weathertight. Externally the majority of sub-structure works are complete including underground drainage. Works to bring services into MU2 continue with the water connection going into buildings MU2.1 and MU2.2 which will require temporary closure of Sugar House Lane.
Internally, electrical and mechanical works are about to begin, including installation of the sprinkler system.
The majority of works to our second phase of residential ‘Soapbox’ are complete. The 12 mews houses are currently going through snagging, and we anticipate that this will complete in early February. Soapbox launched in July 2021, and is now over 70% let.
Construction of a set of steps is underway, opening up a new walkway from Stratford High Street into Dane’s Yard. The steps are located on the eastern side of 1 Dane’s Yard. Installation of handrails and a gate will start at the end of January, with works expected to take 2-3 weeks to complete.
The final works to the bridge will conclude towards the end of February, including the installation of a handrail and lighting. The bridge’s security features have been reviewed with proposals put forward to the local authority, ahead of the bridge opening to the public.
